Why does this site exist?
Because the honest version of this information was scattered. I wanted one place that explains Lexington’s commercial market plainly — including when the answer is do not buy, or not this corridor, or not yet. There is no listing feed here by design; the site trades on guides, market intelligence, and a curated list I send by request. Useful first, promotional second.
Who am I?
Marcos Gil — REALTOR® and commercial agent with Keller Williams Commonwealth, working Lexington and Central Kentucky. How do I get paid?
Commission on transactions. I would rather tell you plainly that this site is how I find clients than pretend it is a public service with no economics behind it.
What else do I own — the conflicts, disclosed
Two things you should know about before taking my advice. I own Central Property Services (centralroofrepair.com), a building repair company — so if I ever suggest repair work on a property, know that I have a financial interest in that industry, and get independent bids. Neither changes what I owe you as an agent, but you deserve to weigh my advice knowing where my other interests sit. No — I am a real estate agent (sales associate) with Keller Williams Commonwealth, practicing under that brokerage. In Kentucky the word broker has a specific legal meaning, and I use titles precisely. What you get with me is the person who wrote these guides handling your transaction directly, with a brokerage behind me.
Do you charge for the list or the report?
No. The curated commercial list and The Corridor Report are free, with no subscription or obligation attached. I am compensated by commission only when a client transacts. If the free material is all you ever take from me, that is a perfectly acceptable outcome — it means the site did its job as a reference.
Will you pressure me to transact?
No, and the incentives here are worth stating plainly: my business depends on referrals in a mid-sized market, and pushed deals destroy referral businesses.
