Three things make a first message immediately useful. Property type — office, retail, industrial, land, or investment. Size range — square footage or acreage, even rough. And timeline — actively buying now, selling this year, or researching for later. A corridor preference helps too. Something like: looking for 3,000 to 5,000 square feet of flex near I-75, need occupancy within six months. That single sentence lets my first reply contain actual candidates instead of clarifying questions.

During Kentucky business hours, usually the same business day and almost always by the next one. I will not claim to be available around the clock, because nobody honest is — I am at property visits, closings, and occasionally living a life. What I can commit to is that messages do not sit: if your question needs research, my first reply will say so and tell you when the real answer is coming. If you have not heard back within two business days, something went wrong with delivery — please try the other channel.
